COMMERCIAL MORTGAGE LOANS:
U.S. Capital Holdings® arranges & underwrites credit based as well as asset based private mortgage loans on non-owner occupied residential investment and commercial real estate including productive agricultural and standing timber plantation holdings nationwide. 

LOAN AMOUNTS:
$100,000 to $10,000,000

LOAN / NOTE TERM:
Credit based, partially amortized loans available with maturities  up to 84 months and
and amortizations up to 180 months. Asset based, interest-only private mortgage loan terms are from 6 to 18 months.

INTEREST RATE:
Credit based commercial mortgage rates start as low as 3.75% and our asset based, interest-only first trust deed mortgage rates fall between 8.9% to 12.9%. Loan rates are structured via a basis point spread above LIBOR. We offer both fixed and adjustable commercial loan and lease rates.

SECURITY / LIEN POSITION:
First (1st) trust deeds only on all loans

FUNDING / LOAN-TO-VALUE:
For first mortgages, we fund up to 85% of purchase & rehab cost combined, not to exceed 65% of after-repair-value (ARV).


LOAN ORIGINATION / POINTS:
Generally 2% to 4% depending on terms and conditions of the financing. Minimum $2995 origination fee for all private mortgage and commercial leases & loans.

​BORROWER DOWN PAYMENT:
15% to 25% of total project cost
REQUIRED CASH RESERVES:
15% to 25% of total project cost

PRE-PAYMENT PENALTY:
No pre-payment penalty after six (6) months. 

DEFAULT / RECOURSE:
Personal guarantee typically not required (subject to underwriting) for asset based loans. Standard carve out guarantees and completion guarantees on real estate construction loans.

CREDIT RATING (FICO):
All credit ratings considered for asset based financing. No bankruptcies, tax liens or state/federal judgements.

BORROWER INCOME REQUIREMENTS:
None.  However, the borrower must be able to demonstrate their ability to pay the scheduled monthly payments of their loan.

CLOSING COSTS:
Borrower pays all standard legal, closing and other out-of-pocket expenses.

TIME TO CLOSE LOAN:
Close in as soon as 10 to 30 days from application and deposit remittance.
